The system breeds poor service. Why is this mentality so harmful? Salespeople have very little power to bring in new business to a dealership. Each dealership is only going to bring in so many potential customers each month. Those customers are going to generate the same profits to the dealership if there are 15 or 50 salespeople. The difference is the commissions will be spread over a larger workforce, meaning each sales person earns less. That?s why customers feel so pressured by salespeople. The salespeople are desperate to make the sale. And every dollar the customer negotiates off the car takes money right out of the salesman?s pocket.</p>

<p>- giving executives and senior managers time off to become actively involved in the leadership of professional associations or the alumni associations of universities and secondary schools from which they graduated;</p>
<p>- giving executives and senior managers time to broaden their network of up and coming professionals by teaching at university or community college (this can be done on a part-time basis or through sabbaticals);</p>
<p>- summer and co-op placements for high school and college students;</p>
<p>- providing scholarships for high potential high school graduates from low income families in exchange for a certain number of years of service;</p>
<p>- sponsoring tutoring and upgrading programmes at elementary and secondary schools with high failure and drop out rates;</p>
<p>- partnering with local juniour high and secondary schools to arrange field trips and site visits to company locations.</p>

<p>New rules clamp down on donations to charity  </p>
<p>Provincial MLAs must soon post their monthly expense forms online for all to see, and they will no longer be allowed to use taxpayers&#8217; money to donate to charities or sports teams. </p>
<p>That&#8217;s according to a batch of changes to the way provincial politicians can spend about $3 million annually in members&#8217; allowances for living, travel and office costs. </p>
<p>Michael Werier, a local lawyer and the interim commissioner for allowances, released the new rules Thursday. </p>
<p>The new rules follow an auditor general&#8217;s report on MLA expenses released last fall that revealed sloppy paperwork practices but no scandalous spending like the kind making headlines from Nova Scotia and the United Kingdom. </p>
<p>Some of the new rules are already in place but Werier&#8217;s report makes them official. </p>
<p>MLAs will no longer be able to keep old office furniture or computers once they&#8217;ve depreciated. </p>
<p>And legislators will not be allowed to swear an oath that an expense is legitimate, something MLAs did more than 400 times over the audit&#8217;s two-year period. Instead, real receipts will be mandatory. </p>
<p>When claiming meal expenses, MLAs will have to state who they lunched with and why, and mileage expense claims must be similarly detailed. </p>
<p>And donations to charities will be mostly banned. </p>
<p>The concern, raised by the auditor general, is that donations could be used for partisan or personal purposes instead of for the good of all constituents. </p>
<p>Werier said MLAs get an extraordinary number of requests to help sports teams with travel costs, to donate raffle items or buy raffle tickets or to help provide food at community events. </p>
<p>But most jurisdictions have banned politicians from making those kinds of donations. </p>

<p>Subtract your expected loan payments (talk to your banker), from the net operating income to see how much cash flow you&#8217;ll have. Now you can figure your cash-on-cash return based on how much of your own money you put into the deal. Simply divide the annual cash flow by your investment.</p>
<p>Do the numbers work? Then you can safely make an offer. The various inspections will tell you if there are problems that will affect the cash flow, and you can always renegotiate if there are such problems (assuming you made your approval of all inspections a contingency of your offer). Of course you can go look at the property now, but real estate investing is about the numbers.</p>

  Bausch   Lomb, the global eye health company, has announced that it has concluded its acquisition of a portion of the assets and intellectual property for Miochol-E from Affiliates of Novartis AG. Bausch   Lomb intends to complete the acquisition of the remaining assets and intellectual property upon the necessary regulatory clearance.

Bausch   Lomb has completed its purchase in the following major markets: United States, Canada, Australia and Korea, along with various other markets outside the European Economic Area (EEA). The company intends to complete full purchase of the Miochol-E assets and intellectual property existing within the EEA upon approval from the European Commission.

&#8220;Miochol-E adds further diversity to our extensive ophthalmic pharmaceuticals portfolio. We&#8217;re glad patients will continue to benefit from this broadly known product,&#8221; said Brent L. Saunders, chief executive officer, Bausch   Lomb.

Miochol-E is an injectable miotic pharmaceutical used during certain eye surgeries to constrict the pupil. Miotics are most commonly used in cataract surgery to stabilize the iris fluids inside the eye when small tears occur in the capsule of the lens. In most markets worldwide there are only two injectable miotics products available, of which Miochol-E is one.

&#8220;Miochol-E has been widely used by ophthalmic surgeons for nearly 20 years. Adding this trusted product to Bausch   Lomb&#8217;s quality eye health product line is a perfect fit for B L and its patients,&#8221; says Dr. David Ritterband, clinical associate professor of ophthalmology, The New York Eye and Ear Infirmary and New York Medical College.
